Hong Kong has witnessed a rapid infrastructural development whereas the transformation of industrial buildings had not kept pace with the economic restructuring. Many industrial building remain under-utilized because of the relocation of industrial activities.
The thesis attempt to explore an alternative way in construction system to respond to the re- development strategies of industrial zone nowaday in Hong Kong. The strategies in Hong Kong way too rigid to neglect the potential in redeveloping an old building and simply torn down a usable building in order to gain a more benefit in cutting complicated planning. But in fact, this top-down approach in re-development cost much in another aspect, in environmental and social, where directly reflect the reckless thought of the city planner. Adaptive Reuse is a soft approach toward balancing the social and historical value as well as the economic. But the progression of this approach rather slow and not being productive in regenerate the deteriorating building.
In response, the thesis proposed a smoother process and phasing in transformation, striking the balance between two extreme in conserving and value adding in architecture. Lands are long for developing residential usage in the future, where the thesis also respond to the transformation of the program, from industrial to residential; the transformation of building status, from substitute to addition; the transformation of structure, from bulky structural element to flexibly planned structural element.
The thesis situated in the status of transfer in various aspects where the investigation took place in the area of structural transformation.
